You are deciding whether to keep shovelling this winter or hire a seasonal contractor, and if you hire, what the contract should say. The kind of snow removal Etobicoke homeowners need depends on the street: a mutual driveway in Mimico and a double drive in Richview are different jobs. This guide covers how a seasonal contract works, what to ask a provider, how to compare proposals and when to book for winter 2026–2027.

How a seasonal snow contract works

A seasonal contract covers one property for the whole winter at one agreed scope. MapleCore's seasonal snow contracts run November 15 to April 15 (November 15, 2026 to April 15, 2027 this winter), invoiced in monthly instalments. Per-visit requests are possible subject to availability, but this guide is about the seasonal contract.

Four terms do most of the work in a residential agreement:

  • Trigger. The accumulation at which a visit is owed. On Basic Snow Removal, service begins at 5 cm of accumulated snowfall. Deluxe Snow & Ice Removal carries a zero-centimetre advertised snowfall trigger, subject to a clearly defined service policy. Lower triggers than 5 cm are available at a higher seasonal rate.
  • Response window. How long the provider has once the snow stops. Basic targets completion within 8 hours after qualifying snowfall ends, subject to contract conditions. Large storms may require return visits, and a good contract says so.
  • Surfaces. The residential scope is the driveway and apron, the walkway to the front door, and the windrow left by the municipal plow at the driveway entrance. Municipal sidewalk frontage and salting are optional additions.
  • Logging. Each clearing is logged with a time stamp.

Salting is quoted as a separate line unless the package includes it, which matters when you compare proposals: a scope without salt is not the same service as one with it.

Why snow removal in Etobicoke depends on your street

Etobicoke was built in waves, and each wave left a different kind of driveway.

Narrow lots and mutual driveways in Mimico, New Toronto and Long Branch

The older streets south of The Queensway sit on narrow lots, and many homes share a mutual driveway running between two houses to garages or parking pads at the back. There is little room to stack snow, and anything pushed to one side lands on the neighbour's property.

If you share a drive, settle three things before the season: who is signing the contract, whether both households are in, and where the snow will go. Put the answers in your quote request.

Post-war bungalows with wider drives in Alderwood, Richview and Eringate

Away from the lakeshore, the post-war subdivisions have bungalows and side-splits on wider lots with double driveways and longer aprons. The driveway itself is straightforward; the entrance is the catch. A wider mouth means a longer, heavier windrow after each municipal plow pass, which is the part most people cannot shift by hand, so make sure it is named in the scope.

Corner lots with long sidewalk frontage

A corner lot carries sidewalk along two sides, so there is far more frontage to clear than at a mid-block house. Municipal sidewalk frontage is an optional line in the residential scope and changes how long a visit takes, so decide early whether you want it. Before deciding, read the city's current winter maintenance guidance.

Homes beside arterial roads

Arterials such as Lake Shore Boulevard West, The Queensway, Royal York Road and Islington Avenue tend to be plowed earlier and more often than side streets. A home that fronts onto one, or sits in the first few lots of a side street off one, usually gets a wider, more compacted windrow, sometimes more than once in a storm. Ask how a fresh windrow after your driveway has been cleared is handled.

Basic vs Deluxe in brief

MapleCore offers two residential packages. The short version:

FeatureBasic Snow RemovalDeluxe Snow & Ice Removal
TriggerService begins at 5 cm of accumulated snowfallZero-centimetre advertised snowfall trigger, subject to a clearly defined service policy
SaltingNot includedIncluded
Light snowfall coverageNoYes
Ice managementNot includedIncluded

Both packages include unlimited qualifying visits through the contract period. Basic suits a standard residential property where you will handle salt yourself. Deluxe adds salting, ice management, proactive winter monitoring, and coverage for snow, freezing rain, ice and light snowfall events, subject to contract terms.

The full comparison by property type is in Basic vs. Deluxe snow removal.

What to ask a provider before you sign

Ask these questions and get the answers in the proposal, not over the phone:

  1. What is the trigger, and how is accumulation measured?
  2. What is the response window, and when does the clock start?
  3. Is the windrow left by the municipal plow at the driveway entrance included?
  4. Which walkways are included, and can municipal sidewalk frontage be added?
  5. Is salting included or a separate line, and which surfaces does it cover?
  6. Are return visits part of the service in a large storm?
  7. How is each visit recorded, and can I see the time-stamped log?
  8. Where will snow be stacked? (Essential on a mutual driveway.)
  9. How is the contract billed across the season?
  10. Is my address on an existing route?

How to compare proposals

Compare scope before anything else. Two proposals are only comparable when they match on trigger, response window, surfaces (including the windrow), salting, logging and storm return visits. If one leaves out the windrow or treats salt as an extra, note it before you look at the number.

Then check the price structure: seasonal total, monthly instalments, and whether a seasonal discount is already reflected.

Pricing is quoted per property once the team has looked at the request. The factors that move it (driveway size, walkway and sidewalk length, trigger level, salting, access) are covered in our guide to seasonal snow removal cost in the GTA.

Booking timeline and coverage by postal code

Seasonal providers build their winter routes in the fall from clusters of nearby properties. Once a route is full, a late request only fits if there is room near existing stops, and coverage starts November 15, so book before then.

Coverage for a specific address is confirmed with the proposal, so start with the postal-code checker on the homepage and treat the proposal as the final word. MapleCore's routes are built around the west and central GTA; the Etobicoke snow removal service page has more area detail.

To start, request a free winter quote with your driveway type, walkways, whether you want sidewalk frontage and salting, and any mutual-driveway notes. A quote request creates no obligation.

The written proposal should spell out scope, trigger, response window and billing schedule, and for winter 2026–2027 it includes 10% off the seasonal contract. If anything is missing, ask before you sign.
